Flow

Miami, United States

Flow is a Miami-based residential real estate company founded by WeWork co-founder Adam Neumann that owns, develops and operates branded rental and condo communities, pairing Class A buildings with in-house property management, resident technology, coworking and community programming. Andreessen Horowitz invested $350M in August 2022, valuing the company above $1B before it had launched, and in April 2025 Flow raised a further $100M+ (reported as a Series B led by a16z) at a $2.5B valuation, with Neumann saying it could eventually go public. Flow says its $2.5B portfolio of existing and planned developments covers more than 8,500 residences and over 1M square feet of commercial space across South Florida, Fort Lauderdale and Riyadh, including roughly 1,000 units acquired in Saudi Arabia in 2024, and it reports 30 to 40 percent rental premiums in the US and Saudi markets. Recent moves include the 466-unit Flow House condo tower in Miami Worldcenter (with $155M of completion financing), the $525M Flow on the River site in Brickell with Canada Global and Yellowstone, the May 2026 buyout of PMG's stake in the 318-unit Society Wynwood (renamed Flow Wynwood), and a planned roughly 700-unit multifamily project next to the Aventura Corporate Center. In September 2026 it received a Dubai International Financial Centre commercial licence and named Arif Shah CEO of Flow UAE, targeting its first Dubai and Abu Dhabi communities in the first quarter of 2027.
