Rising Tide
Chicago, United States
Rising Tide is a Chicago company that acquires and invests in independently owned residential property management firms and runs them as a federation: each firm keeps its name, team and market, while Rising Tide supplies shared technology, growth capital and access to institutional owners. It explicitly positions itself against private equity roll-ups that rebrand acquired managers under one national name, citing Marriott's model of local operators under shared standards as the template. Founder and CEO Blake Mohseni built the company with Left Lane Capital, which incubated it and led an undisclosed seed round announced on September 22, 2026. Its main wedge is The Lab, a free 60 to 90 day program in which its team embeds in one operator at a time to build AI and automation into leasing, maintenance, turns, collections and communications; the Lab was live with three firms at launch and takes three to five operators per cohort. The company has not publicly named any acquired firms.
