Spandrel Development Partners

New York, United States

Spandrel Development Partners (SDP) is a New York-based real estate development and investment firm founded in 2013 by Ian S. Levine and Emanuel D. Neuman as an affiliate of the Spandrel Group, Levine's property and asset management company. It started in multifamily condominiums and rentals, including a run of downtown Charleston apartment projects, and has since built a Charlotte and Raleigh pipeline that includes the 26-story Overlook and eight-story Enclave at Radius Dilworth, a 288-unit Opportunity Zone project at 121 Kindley Street and a 332-unit garden community on Statesville Avenue. The firm says its principals have more than $4 billion of real estate and finance experience. In April 2025 it bought the foreclosed 400 South Tryon office tower in Uptown Charlotte for $36 million, and in 2026 it launched a Southeast hospitality platform: the 154-key AC Hotel Research Park in Huntsville, Alabama (announced June 2026, financed by a $32 million Peachtree Group construction loan) and the 200-key W Charlotte inside the 400 South Tryon conversion, developed with 7G Group (announced September 2026).
