Hines Acquisition and Development of Loudoun and Prince William County MPCs

Deal value: $210,000,000

Hines acquired and secured development financing for two master-planned residential communities in Northern Virginia, targeting high-growth submarkets with a mix of housing types and integrated amenities.

Hines is capitalizing on a structural housing undersupply in the Washington D.C. metropolitan area, which is currently short approximately 242,000 units with forecasted demand of 26,000 single-family homes annually through 2030. The Northern Virginia submarkets of Loudoun and Prince William counties exhibit strong demographic tailwinds, excellent school systems, and proximity to D.C., combined with limited housing stock and average home price appreciation of nearly 10% year-over-year. This represents a counter-cyclical opportunity to deploy capital into high-barrier-to-entry land development where entitlements and master planning create competitive moats and predictable returns.
