Brazos Residential acquires Hilltop Village

Brazos Residential bought Hilltop Village, a 248-unit community in Sherman about 65 miles north of Dallas, in an all-cash deal that took about eight months to close because of a HUD HAP contract covering 70 units and eight liens recorded since 2020. The property was about half occupied and had fire and hail damage; Brazos planned at least $10 million ($40,000 per unit) of renovations and relied on the site's opportunity zone status. The portfolio page lists it as The Sidney, acquired March 20, 2024.
