Brazos Residential acquires The Thread

Brazos Residential bought The Thread, a 606-unit garden-style community built in three phases between 1969 and 1978 on the Dallas and Richardson border next to Texas Instruments' headquarters, in an off-market deal brokered by Northmarq's Taylor Snoddy with financing arranged by Northmarq's Kevin Leamy. The property had just emerged from a Land Use Restrictive Agreement, letting Brazos move units to market rents while renovating. Brazos's portfolio page lists three adjacent Esperanza Road communities (Carisma 164 units, Helios 248, Lumina 194), all acquired June 14, 2023, which together total 606 units; the renamed phases are matched to The Thread on that basis.
