Alpine Start Development
Dallas, United States
Alpine Start Development (ASD) is a Dallas-based, family-owned real estate development and investment firm focused on ground-up multifamily and mixed-use projects in North and Central Texas. David Eitches co-founded the firm in 2020 with Zach Gensior; Eitches previously helped assemble the seed portfolio for American Homes 4 Rent and ran a value-add multifamily program in Dallas, while Gensior led capital markets at Cypress Equity Investments. ASD builds mostly three- and four-story garden apartments in fast-growing DFW suburbs such as Celina, Grand Prairie, Saginaw and Haltom City, and runs an in-house construction arm, Alpine Start Construction. Its website cites $920 million of stabilized value, 3.2 million square feet and more than 3,600 multifamily units across its portfolio. In April 2026 it disclosed plans for Palmetto Road, a roughly 1,065-unit master-planned rental community in Waxahachie with Japanese investor Nishi-Nippon Railroad.
