Brazos Residential

Dallas, United States

Brazos Residential is a Dallas-based, vertically integrated multifamily investor formed in January 2022 by William Hancock and James Roberts, both former Northmarq senior vice presidents (Hancock in mortgage banking, Roberts in Dallas investment sales). It buys 1970s to 1990s vintage workforce and Class B/C apartments in Sun Belt growth markets, mostly off-market from original developers or long-term owners, and runs them through its own property management (Brazos Residential Management) and construction management arms. The firm closed about 15 deals in its first year, mostly in North Carolina and Dallas-Fort Worth, and has since added assets in Arlington, Sherman, El Paso, Houston, Raleigh and Farmington, Arkansas. Notable purchases include the 606-unit Thread Apartments on the Dallas and Richardson border (June 2023), the half-empty Hilltop Village in Sherman bought with opportunity zone capital (2024), and The Watson in Grand Prairie, a 2026 rescue-capital deal. Its website reports 5,661 units across 30 assets and $608 million of total capitalization, while a June 2026 release cited more than $800 million of AUM, over 7,000 units and more than 200 employees.
