CAP Multifamily
Dallas, United States
CAP Multifamily (also called CAP Real Estate) is a Dallas developer and operator of small, boutique infill apartment buildings in Dallas and Frisco. It was co-founded by Christopher Aaron, a former CFO of Oaxaca Interests and vice president at Mill Creek Residential, and Chad Patton, a former Lone Star Funds managing director and mortgage executive. The firm targets buildings of roughly 4 to 100 units and runs development, acquisition, property management and asset management in-house, with the stated aim of institutionalizing the small multifamily segment. Its Dallas projects (5313 Reiger, the 39-unit Correo Place on Mail Avenue, East 9th, Gateway Park and Arroyo Oaks) range from 12 to 40 units and are now leasing. In Frisco it opened the 18-unit Beacon Rail District in August 2025, the first apartment building in the historic Rail District, and is building Platform, Gallery and View Rail District nearby.
