Austin, United States
J19 Investments is an Austin alternative investment manager, launched in 2026, that raises capital from high-net-worth investors, family offices and advisors for small and middle-market real estate and real estate-adjacent assets of $30 million and below. It is led by Managing Partner Michael Oberrender, whose firm bio credits him with managing over 43,500 multifamily units across 20 markets and more than $10 billion of transactions, with Jeremy Jungbauer running capital formation. Its flagship is the evergreen High Yield Tax Deferred Fund, which mixes workforce multifamily, condo conversions, discounted residential note pools, net-leased land and oil and gas minerals and targets 17% to 20% total returns. In September 2026 it announced plans for 1,000 entry-level condo units priced from $99,900 to $137,000 through apartment conversions in McAllen, Corpus Christi and Nashville, sold with an in-house seller-financing option. Its first named conversion is McAllen Flats, a 55-unit townhome complex in McAllen.
