Machine Investment Group

New York, United States

Machine Investment Group is a New York-based opportunistic real estate manager launched in August 2020 by Andy Kwon and Eric Rosenthal, who previously ran real estate investing at Garrison Investment Group; Kwon died suddenly in March 2021, and Rosenthal leads the firm as Managing Partner. It invests $15 million to $50 million of equity per deal in value-add, opportunistic, distressed and special situations across all major property types in the top 30 U.S. markets, including rescue loans and discounted purchases from lenders. Early deals spanned a San Jose redevelopment site, a Hollywood hotel B-note, Southeast industrial, Silicon Valley R&D and a Jiffy Lube net lease portfolio. Its first announced Texas deals came in 2026: Rise 120 in Georgetown, bought about 30% below the developer's basis, and the 490-unit 75 West in North Dallas with RPM Living. It closed Fund I at $312.7 million including co-investment in 2022 and Fund II at a $350 million hard cap plus $120 million of co-investment in August 2026.
