25 Water Street Conversion is a transformative redevelopment of a 1968 office and storage tower in Manhattan’s Financial District into a state-of-the-art residential building. The project involves a gut renovation of 1.1 million square feet, the addition of ten new stories, and the creation of over 1,300 rental apartments, making it the largest office-to-residential conversion in U.S. history by unit count. Designed by CetraRuddy and developed by GFP Real Estate, Metro Loft Management, and Rockwood Capital, the building features a new glass curtain wall, expansive amenities, and modernized systems. As of late 2025, construction is nearing completion with phased leasing underway.
