5 Times Square Residential Conversion is a transformative project converting a 38-story, 1 million square foot former office tower in Midtown Manhattan into a mixed-income residential building. The development will deliver 1,250 rental units, including 313 permanently affordable homes, and preserve over 37,000 square feet of street-level retail. Designed by Gensler and led by RXR, the project is a flagship initiative under New York City’s broader housing and economic revitalization plans. Currently in the planning phase, construction is expected to commence by late 2025 with phased completion targeted for 2027.
