Fenway Center (Phase II)

Fenway Center (Phase II) is a transformative 1.2 million square foot mixed-use air-rights development spanning the Massachusetts Turnpike in Boston’s Fenway/Kenmore Square neighborhoods. The project features two buildings with over 800,000 square feet of laboratory and office space, ground-level retail, and an automated parking garage, all constructed on a new deck bridging Beacon Street and Brookline Avenue. Designed to reconnect urban neighborhoods and enhance pedestrian connectivity, it includes significant public amenities such as landscaped open spaces and new walkways. As of late 2025, Phase II is under construction and represents one of Boston’s largest life sciences and air-rights projects.
