Lakeforest Mall Redevelopment

Gaithersburg, MD

Developer WRS is redeveloping the 102-acre former Lakeforest Mall site in Gaithersburg, Maryland into a $1.2 billion mixed-use district. The plan calls for 1,600 residential units (850 rental, 750 for-sale, including 600 for-sale units from NVR and 250 workforce rental units from Potomac Housing Development), 470,000 square feet of retail pre-leased to Home Depot, Sprouts Farmers Market and Landmark Theatres, a transit center serving eight bus routes, and 35 acres of green space. Demolition began in April 2026 following regulatory approval in 2024; a previously planned 750,000-square-foot life sciences component is being reevaluated amid a softening life sciences market.
