Project Connect is a transformative 13.9-acre mixed-use transit-oriented development anchored by the University of Maryland Institute for Health Computing, designed to create a hub for life sciences, artificial intelligence, and advanced computing research in North Bethesda, Maryland. The development will include between 1.9 to 3.7 million square feet of mixed-use space comprising residential units, retail, entertainment, and office facilities, with a new north entrance to the North Bethesda Metro station serving as the gateway. The project represents a strategic initiative to position Montgomery County as a national leader in life sciences innovation, competing with established biotech hubs like Kendall Square, while leveraging proximity to NIH and other critical research assets. As of November 2025, the project is in the planning and early development phase with Hines selected as the master developer and an anticipated completion date of 2030.
