Thrive Living's six-story development at 5035 W. Coliseum Street in Los Angeles will deliver 800 modular apartment units, 184 of them set aside as low-income affordable housing, above a ground-floor Costco with five levels of underground parking. It is the first Los Angeles housing project built under AB 2011, the California law that streamlines approvals for housing developments in commercial zones. Construction commenced in earnest in May 2026, roughly a year and a half after the ceremonial groundbreaking.
