An 824,856-square-foot food-grade distribution warehouse on 61 acres at 6801 Mahogany Avenue in Barling, Arkansas, built in 2024 on land bought from the Fort Chaffee Redevelopment Authority in 2023 for $40,000 per acre. ElmTree Funds, backed by BlackRock, bought the facility from Van Tuyl Companies' VanTrust Real Estate for $151.385 million in a deal that closed December 12, 2025, the single largest commercial property transaction in Sebastian County that year.
