Fulton Center / Corbin Building

New York, NY, United States

The MTA's Fulton Center transit hub and the adjoining 1889 landmarked Corbin Building in Lower Manhattan's Financial District. Both are underbuilt by a combined 358,000 square feet, and in December 2025 the MTA issued an RFP to sell roughly 342,000 square feet of the landmarked air rights (retaining 8,000 square feet for itself), with proposals due in March 2026. Comparable landmarked air-rights sales have traded between $180 and $400 per square foot, the highest levels since 2016, aided by the city's 'City of Yes' zoning plan easing air-rights transfers.
