Harwood Center
Dallas, TX, United States
A 735,000-square-foot, 36-story office tower in downtown Dallas's Harwood District, built by Gabriel Barbier-Mueller's Harwood International. The tower is 46% occupied (tenants include Jacobs, Omnicom Management, and the GSA), was last significantly renovated in 1996, and carries a tax-appraised value of just $45.7 million against downtown Dallas's 26.8% CBD vacancy rate. Held by the COMM 2014-UBS5 CMBS trust, it was marketed at a February 2026 auction that drew no buyer, with the auction halted without public explanation; it may be a candidate for mixed-use redevelopment given its zoning. Barbier-Mueller's broader Uptown Dallas portfolio has faced a string of separate foreclosures.
