Project Connect TOD Land refers to parcels within Austin’s new Equitable Transit-Oriented Development (ETOD) Overlay, established to foster dense, mixed-use, walkable communities around the forthcoming Project Connect light rail corridors. These sites are strategically located within a half-mile of planned light rail stations, offering incentives for affordable housing, ground-floor retail, and increased building heights up to 120 feet. The ETOD Overlay restricts non-transit-supportive uses and mandates community benefits, positioning these properties as key nodes in Austin’s urban transformation. As of late 2025, the overlay is in active implementation, with rezoning and development incentives underway to attract both public and private investment.
