Universities Superannuation Scheme Commitment to Blackstone North-East England Data Center

The Universities Superannuation Scheme (USS) has committed up to £250 million to Blackstone's £10 billion hyperscale data center campus in Cambois, Northumberland. The project, led by QTS Realty Trust, will redevelop the former Britishvolt site into one of Europe's largest data centers, spanning 540,000 square meters and delivering up to 720MW IT capacity. Strategically located near the North Sea Link interconnector, the campus benefits from access to renewable energy and proximity to the newly reopened Northumberland Line railway. Currently under development with planning approval secured in March 2025, the first phase is expected to complete in 2027, positioning the property as a transformational asset for the UK digital infrastructure market.
